So, imagine this.
You find a new home you love.
You explore the floor plan. Pick your favourite bedroom. Start imagining the kitchen, the furniture, maybe even where the morning coffee will happen.
Everything feels exciting.
And then someone says:
“Now, let’s talk about the deposit.”
Wait.
How much? When is it due? Is it all paid at once? And is that the same thing as a down payment?
I had questions too.
So, I went looking for answers.

First, What Exactly Is a Pre-Construction Deposit?
Here’s the simple version I learned:
A deposit is money you pay toward the purchase of your future home.
But with a pre-construction home in Ontario, you may not necessarily pay the entire deposit at once.
Depending on the development, it can be divided into several payments over a specific period.
Suddenly, I realized the important question isn't only:
“How much is the deposit?”
It’s also:
“When do I need to pay it?”
That’s where the deposit schedule comes in.

Then I Found the Deposit Schedule
Think of the deposit schedule as a roadmap.
It tells you how much is required and when each payment is expected.

Before signing a purchase agreement, buyers should understand:
The initial deposit
Additional deposit payments
When each payment is due
The total deposit required
The terms that apply if a payment is missed
And this is where planning ahead really matters.
Imagine saving for your home and suddenly realizing another payment is due much sooner than you expected.
Not the kind of surprise anyone wants.

But Wait... Is a Deposit the Same as a Down Payment?
This was my next question.
Not exactly.
The deposit is generally paid as part of the purchase agreement and is typically credited toward the purchase price, subject to the terms of the agreement.
Your overall down payment, mortgage financing and remaining funds required at closing are part of the bigger financial picture.

That's why speaking with a qualified mortgage professional early can be helpful.
You don't want to understand the numbers only on closing day.
You want to understand the journey before it begins.

And Then I Discovered the Other Costs
Just when I thought I understood the numbers, I learned something else.
The purchase price isn't necessarily the only amount you need to plan for.
Depending on your purchase, there may also be:

✓ Closing adjustments
✓ Applicable taxes
✓ Optional upgrades
✓ Moving expenses
✓ Mortgage-related costs

My takeaway?
Don't just plan for buying the home. Plan for getting all the way to the keys.
Ask questions early.
Understand what's included.
And leave room in your budget for costs beyond the advertised purchase price.

Then Comes the Important Part: Read Before You Sign
I know.
Purchase agreements aren't exactly light reading.
But when you're making one of life's biggest purchases, understanding what you're signing matters.

Take time to review:
Deposit requirements
Timelines
Included features
Closing terms
Other conditions
And if you don't understand something?
Ask.
Your lawyer can review the legal terms. Your mortgage professional can help explain financing. And the sales team can clarify project-specific information.
There really isn't such a thing as a silly question when you're buying a home.
